Commercial:  

During a commercial real estate transaction, specific due diligence procedures are required before the deal can close. The due diligence obtained is reviewed and analyzed by the buyer's counsel and other transaction parties to ensure all representations and warranties made by the seller are indeed true. Due diligence is critical both to deal closure and ensuring that the buyer is making an informed decision. Unfortunately, obtaining due diligence in a timely and efficient manner can be quite difficult because it has to be obtained by multiple, third-party providers. Investors:  

It is the investment manager’s responsibility to develop, implement, monitor, and revise the investment strategy for the property — all of which are grounded in the due diligence process. Going forward, the manager will help determine whether to continue to hold the investment or to sell it. The decision not to sell the investment is, in essence, a decision to acquire the property at its current value. A pragmatic way to think of it is that a hold decision is a purchase decision. Reliable information and depth in the due diligence process is essential to make these decisions.

For all of the above reasons, acquisition and loan due diligence must be proactive and must supply the data needed to provide the basis for the final decision to acquire, or not to acquire, the property or to make the loan.

How does our management service work?  

Our clients inform of us their needs including the number of sites, average size of each site, and required timeframes for completion.

All residential and investor due diligence is performed by our highly trained in-house staff.

For larger sites and/or commercial due diligence, we select several qualified providers for each service in each site area and obtain competitive quotes. The best providers that meet our client's cost and timeframe criteria are then selected and an all-inclusive quote is presented to our client. After acceptance of our proposal, we then engage the selected providers and manage the procurement process, review, and delivery through the closing of the transaction.
